MTD is here — you now file every quarter.

Making Tax Digital replaces your once-a-year Self Assessment with four quarterly submissions plus a year-end declaration — using HMRC-recognised software. Miss a deadline and you collect penalty points, then fines.

35+

software options on HMRC's list — and they won't tell you which to pick. Paralysis.

submissions a year instead of one — every quarter, on time, in the right format.

£200

in fines once you rack up four penalty points for late quarterly updates.

There's an easier way: don't learn the software. Let an accountant do it.

Do I even need MTD?
And when?

The question everyone's asking. It's based on your combined gross rental + self-employment income — not profit. Pop your figures in and we'll tell you your exact start date and what to do.

  • • Over £50,000 → in now (since April 2026)
  • • Over £30,000 → from April 2027
  • • Over £20,000 → from April 2028

Estimate only, not tax advice. Thresholds: £50k (2026), £30k (2027), £20k (2028). Combined rental + self-employment gross income.

Three steps. Then you forget about it.

1

Connect & snap

Link your bank with read-only Open Banking and snap photos of receipts. Our AI reads and categorises everything — no spreadsheets, almost no typing.

2

We prepare & a human files

Each quarter we assemble your figures and a chartered accountant reviews and submits them to HMRC. At year-end, they prepare, sign and file your declaration.

3

You approve & relax

Tap to approve, see your live tax position, and get a nudge before anything's due. A real person is one message away when you need them.

One team for all your landlord tax.

Quarterly MTD filing

Four updates a year, prepared by us, submitted by a chartered accountant. On time, every time.

Year-end return, signed

Your final declaration prepared, your allowances and reliefs applied, signed and filed by a professional.

CGT when you sell

Selling up? Your 60-day Capital Gains Tax return, done and filed — by the same team.

Compliance reminders

Gas, EICR, EPC, deposit protection, insurance — upload the cert, we read the expiry and remind you before it lapses.

Live tax dashboard

Rent in, expenses out, yield, cashflow and a running estimate of what you'll owe — per property and across the portfolio.

A human to talk to

UK-based support and your own accountant — message them when you're stuck. No phone-tree, no offshore script.

Rental + self-employment, together

Got a side business too? MTD makes you report them separately — most setups mean two logins and double fees. With us it's both streams, one accountant, one price.

Software hands you a button. We hand you an accountant.

The cheap apps make you do your own tax. LetTax does it for you — for about the price of their "premium" tier.

The questions everyone's asking

Do I actually have to do MTD?

Only if your combined gross rental + self-employment income is over £50,000 (from April 2026), £30,000 (2027) or £20,000 (2028). Under that, nothing changes yet — use our free checker to see your exact date.

What if I'm close to the threshold?

It's based on gross income, which can wobble year to year with voids and expenses. We watch it for you and tell you the moment you're likely to cross — no nasty surprises.

Do I need a separate bank account?

No. We connect read-only to whichever account your rent lands in and pick out the relevant transactions. A separate account is tidy but not required.

Do I have to scan every receipt?

Just snap a photo when you have one — our AI reads the date, amount and category and files it. No manual typing, no shoebox.

Can I keep my own accountant?

If you've got one you love, keep them. LetTax is for landlords who'd rather hand the whole thing to a chartered professional and never think about it.

Is my data safe? Why isn't it "free"?

You pay us to do your tax — that's the business model. We don't sell your data or your attention. Everything's hosted in the UK. Fair price, no catch.
